Guest Rental Agreement

 

  1. Weekly rates are based on 7 nights.  Check-in is 3PM. Checkout is 11AM

        Late checkouts are not possible due to Housekeeping requirements.

  1. THE FULL AMOUNT OF RENT IS DUE 30 DAYS PRIOR TO ARRIVAL. Unused accommodations caused by late arrivals or early departures WILL NOT BE DEDUCTED from the TOTAL DUE.
  2. PAYMENT: We accept payment by personal check(e check), money order or credit card.  (VISA, Mastercard, Discovery and American Express)

 

CREDIT CARD AUTHORIZATION : I understand and consent to the use of the credit card provided without original signature on the charge slip, that a photocopy or fax of this agreement will serve as an original, and that this Credit Card Authorization cannot be revoked and will not terminate until 30 days after leased premises are vacated.

  1. RESERVATION/DAMAGE DEPOSIT: A reservation deposit of $250 and a $25 non-refundable process fee is required to hold you reservation and is required at time of booking. The reservation deposit will be applied towards balance due.

 

Flip Flop Vacations shall reserve the right to collect up to $250 to recover the following damages:

 

    • Damage to unit or its contents.
    • Missing linens or household items.
    • If unit has been smoked in.
    • Excessive cleaning required

 

  1. NOTIFICATION: Upon receiving your security deposit, copy of drivers license and signed and dated copy of rental agreement, a rental confirmation will be emailed to you. Once full payment has been received we will mail you a welcome packet that will include travel directions and the lock code to access the unit.
  2. CANCELLATION POLICY: If you find it necessary to cancel your reservation or change dates, a minimum advance notice must be given to receive a refund. Daily/Weekly: The Security Deposit will be returned for all cancellations 30 days or more before check-in. Monthly: The Security Deposit will be returned for all cancellations 90 days or more before scheduled check-in. * NO REFUNDS FOR EARLY DEPARTURE
  3. INCLEMENT WEATHER: Refunds will not be made for inclement weather. *In the event of mandatory evacuation by civil authorities, the unused portion of the period will be refunded. 
  4. DAMAGES: The guest is responsible for any damages during their stay, which are over and above normal wear and tear. Damages can include excessive required cleaning.  
  5. Minimum age of person renting is 21 years old. We reserve the right to refuse service to anyone.
  6. OCCUPANCY: Limited to actual sleeping capacity as shown on web site.
  7. All units are completely furnished including kitchen utensils and flatware. Linens, towels, bathroom tissue and soap are available upon your arrival. These items will not be replaced during your stay.
  8. TELEPHONE/INTERNET: local calls are available at no cost, long distance calls available as collect or calling cards. Internet available in most rental properties..
  9. FIRE CODES: Gas grill prohibited on balcony and underneath units. Must be operated in designated  areas.
  10. PETS: Pets allowed in some units with NON-REFUNDABLE ($100.00 per pet) deposit.
  11. CHECK-IN: Code for key access will be provided upon receiving full rent due.  
  12. DEPARTURE: Dispose all trash in proper outside containers. All kitchen items should be cleaned and returned to their proper place. Do not make beds, please strip linens and place in front of washer/dryer. All other linens are to be laundered. Leave thermostat set at: 78 summer / 68 winter.  Lock all doors and windows and place key back into lock box.
  13. LOCKOUTS: If a guest becomes locked out and service is required, a $35.00 fee will be assessed during regular working hours and $75.00 after hours and weekends. Lost keys or keys not returned in will result in locks having to be changed and the guest charged $75.00.
  14. We strive to maintain all units in top working order. Any necessary repairs will be handled as quickly as possible. Working condition of pools, hot tubs, air conditioners, televisions, VCR’s, DVD players, appliances, elevators, etc. are NOT guaranteed. No refunds or rate adjustments will be made for mechanical failures.
  15. Guest shall follow all rules of each Association or Homeowners. Rules are posted in each unit and poolside.

 

I have read and understand the rules and regulations. I certify that I am at least 21 years of age and that I will be held responsible for the care of this property being rented under my name. I accept full responsibility for damages or extra cleaning charges, should they be discovered during or after my departure.
